Three houses, three tides: Ker Gonan, Il Polpo Nero and Dar Estran

A house on a Breton beach, a house on a Sardinian hill and a house in the medina of Marrakech: how Ker Gonan, Il Polpo Nero and Dar Estran differ, what they share, and which one to choose.

For a long time, this page asked a single question: Ker Gonan vs Il Polpo Nero, Brittany or Sardinia? The earlier version tried to answer it, at some length and with a great many adjectives. Then, on 3 January 2026, we pushed open door 80 at the end of a quiet derb in Marrakech, and the question acquired a third answer.

So here it is again, rewritten for three houses. One where the sea leaves twice a day. One where it barely moves. And one with no sea at all, just a patio open to the sky. They are not variations on a theme. Each runs to its own clock, and the trick is choosing the clock you want for your week.

Ker Gonan: a house run by the tide

Ker Gonan stands on the Plage du Nau at Le Pouliguen, looking across the Bay of La Baule, in Brittany. It was the first house. It had been neglected long enough for its garden to become a car park, and we spent three years restoring it with an architect and local artisans. That house is the reason for our name: estran is the French word for the foreshore, the strip of sand in front of it.

At high tide the water comes right up to the sea wall. At low tide the sand appears, and on the biggest tides it goes a very long way out. The day organises itself around that. Low water at lunchtime means a wide beach, buckets and, if the water quality allows it, a little pêche à pied for cockles. High water in the evening means drinks on the balcony with the sea almost underneath. Because the tide comes about fifty minutes later each day, no two days have quite the same shape. Ker Gonan sleeps eight, in four bedrooms. It suits a family, children included, or a group of friends who like the beach better than the pool. And because the foreshore belongs to everyone, we try to look after it: we work with DFMP, the beach clean-up company behind the Charlotte, a manual sand cleaner, and there is one at the house for guests who would like to leave the beach a little cleaner than they found it.

Il Polpo Nero: a house run by the sun

Il Polpo Nero sits at the top of the hill of Perd'e Sali, near Pula, in the south of Sardinia, surrounded by macchia and looking out to sea. It takes its name from the black octopus painted above the living-room fireplace, and it is our least serious house: three floors, a pool, a rooftop, and more nods to pop culture than any house strictly needs.

Here the Mediterranean barely moves, so the sun keeps time instead. The house faces east, across the Gulf of Cagliari: mornings begin with the sun coming up out of the sea, and if you see an orange sky in one of our photographs, it is the morning, because we have no sunsets. Breakfast happens under the pergola, the pool takes over by late morning, lunch goes up to the roof, and the early afternoon is for the shade. The sea comes later, when the light softens. The rooftop has its own small outdoor kitchen with a plancha, which is where our red mullet gets cooked. If you would rather not cook at all, a private chef can come to the house on request: Francesco Stara of Fradis Minoris, the Michelin-starred restaurant on the Nora lagoon, for a dinner of his own, or Marzia Aroffu, Cuoca d'Italia in 2018, for a family-style one. Days on the water can be arranged with a local partner, also on request. And the Vespa scooters are complimentary for direct bookings: the correct way to fetch bread in Pula, about ten minutes away.

Il Polpo Nero sleeps ten, in five bedrooms. It is the house for a large family, for two families travelling together, or for a group of friends who want a pool, a roof and a long table.

Dar Estran: a house with no sea at all

Dar Estran is behind door 80, at the end of Derb Snan, a quiet impasse in Dar el Bacha, in the medina of Marrakech. It is one house made of two old riads, numbers 79 and 80, which we have joined together. Its walls back onto the gardens of the royal palace, and because it is at the end of the street, against those gardens, what you hear is birds. Amine, who has looked after the house for twenty years, knows every corner of it.

There is no tide here and no horizon. The light comes from above, into two patios open to the sky, and the rhythm is the city's: warm afternoons, cold nights. Marrakech is, as I said to the camera one September, "a hot-sun but cold-night country", so the two old salons now meet at a new fireplace. Breakfast is included. Outside the door, the medina; close by, the palace that gave the quarter its name, the Dar el Bacha, now the Musée des Confluences.

Dar Estran has eight bedrooms, and this is where it differs most from the other two: you can book a single room, or the whole house. That makes it the only one of our houses where two people can take just a room, for a long weekend, say, and also a house for a group that wants the whole place to itself. Which house is right for a family, friends or a couple?

If there are children and buckets involved, and you want the beach on the doorstep rather than a drive away, Ker Gonan. Le Pouliguen is a town you can do on foot, and the foreshore entertains children for hours at a time.

If you are ten, or two families, or a group of old friends who want a pool, a roof to eat on and somebody else to cook one evening, Il Polpo Nero. If you are two, Dar Estran. Take a room for a long weekend in a city that is at its best when the rest of Europe is grey. And if you are many, take the whole house, and have the patios to yourselves.

What the three houses share

All three belong to our family: my parents, Carl and Sophie, and me. We designed the rooms ourselves, chose the beds, argued over the colours. Maison Estran is a family-owned concept-à-vivre, shaped by several generations. It's not perfect, but it's who we are.

All three are hosted by us. At the two villas, a welcome aperitivo, house and beach linen, and a private chef and a concierge on request; at Dar Estran, breakfast is included.

When can you stay?

Ker Gonan opens for the summer of 2027. It is closed until then.

How do you get to each house?

The short version: fly to Nantes Atlantique for Ker Gonan, or take the train from Paris to Le Pouliguen; fly to Cagliari-Elmas for Il Polpo Nero, then drive south, since Pula is about 35 kilometres from Cagliari (you will want a car on this coast); and fly to Marrakech-Menara for Dar Estran, where the medina's lanes mean the end of the journey is usually on foot.
