About The Home:

Il Polpo Nero sleeps up to ten guests. The home has five bedrooms and five bathrooms: four double rooms, each with a private en-suite, and a dormitory with four single beds and its own bathroom. One of the double rooms is set slightly apart from the main house, in a private apartment on the rooftop terrace. Sleeping capacity is technically higher, but we limit stays to ten guests to ensure everyone is comfortable – in the shared spaces, around the table, and in the rhythm of the house. If your group includes babies or very young children, do get in touch; we are happy to discuss your specific situation.

The house is a genuinely family-friendly space – the dormitory with bunk beds is a firm favourite with younger guests, and there is no shortage of books, board games, beach toys, and space for everyone to find their own corner. That said, we want to be transparent about the layout: the house has several staircases, some without handrails, and a rooftop terrace with walls approximately 90 cm high. The swimming pool is not fenced and does not have a permanent alarm installed. We offer a Bluetooth pool alarm that guests may set up on request, but supervision of young children around the pool and at height remains the full responsibility of the accompanying adults. We share this not to discourage families – quite the opposite – but because we believe you should know exactly what you are arriving to.

Gathering is really what this house is designed for. There are four distinct dining areas: a large table in the indoor dining room, a second long table under the pergola (a covered but open-sided space off the kitchen, looking onto the pool), a third table in the central courtyard, and a generous banquet table on the rooftop terrace – which is where most groups naturally end up for long evenings under the stars. The main kitchen is fully equipped, and the rooftop also has a small outdoor kitchen with a plancha, fridge, and sink.

Yes – every room has a reversible air conditioning unit, which also provides heating for cooler months. The house is built in the southern Sardinian tradition, designed to stay naturally cool through shaded terraces, thick walls, and good airflow. On most days, the architecture does much of the work. The air conditioning is there for the height of summer when you need it.

About Booking:

Not at all. While Il Polpo Nero is listed on a small number of carefully selected platforms and partner sites, booking directly with Maison Estran always gives you the most complete experience. Guests who book directly benefit from a welcome aperitivo on arrival, full house and beach linen, a mid-stay refresh clean, personalised concierge support, and – subject to availability and a valid licence – the loan of our own Vespa 50cc.

There is no minimum, but we would encourage you not to leave it too long. The season at Il Polpo Nero runs from May through October, and the most popular weeks tend to fill quickly – often well in advance. We generally open the calendar up to twelve months ahead, so if you have dates in mind, it is always worth reaching out early to avoid disappointment.

Standard check-in is from 5pm, and check-out is by 10am. We always do our best to accommodate an early arrival or late departure when the schedule allows – and this is always offered free of charge. During peak season, however, back-to-back changeovers can make flexibility harder to guarantee. If timing matters to you, just let us know in advance and we will do what we can.

Il Polpo Nero is located in the small seaside village of Perd'e Sali, about five minutes by car from the town of Pula in southern Sardinia. The nearest airport is Cagliari, roughly 35 minutes away by car. A car is genuinely essential – not just to reach the house, but to make the most of the area. Pula has restaurants, a market, supermarkets and shops; the surrounding coastline has some exceptional beaches; and the roads connecting it all are best explored at your own pace. We are happy to arrange a taxi transfer to the house on arrival if needed, and in some cases we may offer the loan of our personal Vespa 50cc for shorter rides – but this is a pleasure vehicle, not a practical replacement for a car, and comes with a kilometre limit. Roads in the area can be uneven and are often unlit, so we do not recommend travelling by scooter or on foot after dark.

About Experiences & Extras:

Every stay includes a pre-arrival clean and a thorough clean on departure, all house and beach linens, a welcome aperitivo, and personalised concierge support – in person during the season, remotely outside of it. Stays of longer duration include one or more mid-stay refresh cleans. Subject to availability and a valid licence, we also offer the loan of our personal Vespa 50cc – one of those small details that tends to change a holiday.

Absolutely, and it is something we arrange with great pleasure. We work with a small number of exceptional chefs whose cooking is deeply rooted in Sardinian tradition – the kind of private dining experience that is genuinely difficult to find elsewhere. We would love to tell you more about who we work with and what is possible; please reach out and we will share the details for your dates.

About Policies:

Payment is made in two equal instalments: 50% on booking, and the remaining 50% two months before arrival. A security deposit of €2,500 is due one week before arrival and returned within 72 hours of departure, following the final property check. Payments are accepted by bank transfer or via secure Stripe link. Please note that card payments via Stripe carry a 3% processing fee. All amounts must be received in euros, net of any bank transfer or conversion charges.

All payments are non-refundable. In the event of cancellation, no refund will be issued – however, a one-time date change within twelve months of your original arrival date may be considered. There is no additional fee if the request is made at least 45 days before arrival; a fee of 25% of the total rental amount applies if requested within 45 days. Any rate difference for the new dates is payable by the guest. In the exceptional case of unavoidable circumstances at the destination, Maison Estran reserves the right to cancel and will refund in accordance with applicable legal conditions.

We love animals, but unfortunately we are not able to welcome pets at Il Polpo Nero. The garden is unfenced and opens directly onto the maquis, which makes it difficult to ensure the safety of a pet away from home. We hope you understand.

Smoking is permitted in outdoor areas only – never inside the house or under the pergola, or any covered space. Even outdoors, we ask that you smoke away from the outdoor furniture and cushions, and take every precaution with cigarette ends. Sardinia in summer is extremely dry, and the risk of fire in the surrounding maquis is very real. Please ensure cigarettes are fully extinguished and never discarded on the ground or in the garden.
